Irregardless of that.......I apologize

If one word could make the difference....would you use it?

In my blog (rant) about The Rise and Fall of Common Courtesy I wrote of the shift from "you're welcome" to "no problem" as a common response to a "Thank You" which brought some interesting replies.

I do feel that we alienate our "older" clients, associates and friends  when substituting a Thank You for No Problem. I feel that it discounts, in some way, the "validity" of their offer of thanks. Something that I feel we should all be aware of and sensitive to. We do not want to alienate anyone in this highly competitive market. A response of "you're welcome" certainly wont raise any eyebrows as a "No Problem may".

Well....I am finished with that rant so.....drum-roll please.......On to the next one!

IRREGARDLESS

How many of you have heard, or choose to use, this lovely "word"?

regardless Adj- (usually followed by `of') without due thought or consideration; "careless of the consequences"; "the proverbial grasshopper--thoughtless of tomorrow"; "crushing the blooms with regardless tread"

Add IR (I thought this was a negative meaning 'not') to regardless (The less meaning 'without') and we have irregardless which would have to mean that what someone is saying is regardless to whatever you are speaking of being regardless to?  A double negative at the very least...a redundancy.

I KNOW, I KNOW....a now acceptable use or misuse of a word.....but why use it?  Because EVERYONE else does! Just like your Mom said;"Would you jump off a bridge if EVERYONE else did"?  Culture is eating us alive :)

Irregardless of all of this....Why put yourself at a disadvantage? "Acceptable" use of a word, "Acceptable" reply to an offer of thanks...Acceptable is something that the ordinary and run of the mill folks attempt to achieve.

Do you strive to achieve average results? Are you an "Average Agent"?

Make your Mom proud!

Do the right thing!

Regardless of what the average folks think.

Homes.com - Your take on a NAR supported company

All of us here are believers in the power of the Internet.

The effect it can have on our business can be positive and negative.

One of the biggest positive aspects is having a billboard all over the world with your  name on it, your phone number and hopefully.....some really great content.

This is also the biggest negative. 

Every solicitor in the world (For the Europeans, I am not referring to Attorneys) has all of your information too. We already get enough junk mail to occupy an entire day of work per month just to filter through and get rid of it.  Our cell phones ring without the excitement of a family member, client or friend at the other end of the line. We all have to look at the ID of the caller and decide if we should take the call.

Now comes Homes.com. Not that they are new but....someone down there must have told the sales department this month  that #1 in sales gets a new Caddy.....# 2 a set of steak knives...... #3 on down....gets FIRED

I was a supporter of Homes.com yet after over 100 calls to our office in less than 2 weeks, their sales department now takes the cake as our biggest time and money waster. Not that they do not have a decent product or platform but....due to their incessant calling, I will no longer recommend them to our agents or other local associates.

Has anyone else out there experienced this from Homes.com?

Maybe we are the only ones out there experiencing this.

I expect it from others but not Homes.com.

If someone from Homes.com is out there...C'MON!!! It does not help in the long run to attempt and muscle agents into any agreement....with a contract or without.  Calling non stop until they do will ultimately cause many other problems and dissension among the very people needed to support you. We only have 22 agents with our company and the phones have been ringing non stop for 2 weeks with calls from Homes.com. No one wants to answer the phone....too much time has been wasted fielding those calls. I wonder what it is like in an office with 100 or more licenses hanging on the wall. A real client would never reach anyone. Good for business? I think not. Neither ours nor Homes.com.

What is the Section 184 Loan Guarantee Program?
Congress established the Section 184 Indian Housing Loan Guarantee Program in 1994. The program is
designed to offer home ownership, property rehabilitation, and new construction opportunities for eligible tribes,
Indian Housing Authorities and Native American individuals and families wanting to own a home on trust land or
land located in an approved Indian or Alaska Native area. Mission Grove Realty would like to assist local Tribal

Does This Program Apply Only to Homes on Tribal Land?

How Much Can I Borrow?
The current loan limit is $544,000 and includes single family homes as well as manufactured homes on their own land (Fee Simple) and permanently affixed to the land.  The amount you can borrow will be determined by your current income and the amount of your current debts. Your prior credit history is not the main factor in qualifying for a 184 loan product. Recent FHA loan limit increases have not yet effected loan limits under the 184 loan program.

Do I Need a Down Payment?
Current rules require a down payment of 2.25% of the purchase price. ($2,250.00 for every $100,000.00 borrowed). This money can be from your savings, investments or can also be a gift from a friend or family member. There is no requirement for "seasoning" of the down payment.  

Do I have to Have Mortgage Insurance?

Private Mortgage insurance (PMI) is not required when utilizing the 184 program. Private mortgage insurance can add thousands of dollars to standard loans. This is another reason why using Mission Grove Realty and the Section 184 Indian Housing Loan Guarantee Program make good financial sense.

Can I Borrow More Than The Maximum?
No problem. The "184 program" allows for the buyer to obtain a "conventional" 2nd trust deed when the purchase price of your home exceeds the maximum ($544,000.00). If you purchased a home for $750,000.00,  you could use the 184 as the primary loan (1st) and obtain a conventional loan of $206,000.00 for the balance (2nd). Conventional terms and rates would apply to the 2nd loan.

What About My Credit History?
There are no FICO Score requirements. Some types of delinquency are O.K. and having no credit is not usually a problem either. Some delinquent accounts may need to be paid or brought current prior to funding your new loan.

What Is The Interest Rate?
The 184 program utilizes FHA rates and are fixed for 30 years with no prepayment penalties.
